Marinita Development Co. Inc., successor in interest to Capri Builders, Inc. which was established in 1961, is a California corporation whose principal members are J. Scott Fawcett, and Anne E. Fawcett together they represent over a century of experience.
Marinita is licensed as a California and Nevada general contractor and California real estate broker. The company’s current focus is developing, building, managing and marketing retail and industrial properties. Currently Marinita, and its affiliates, manage 16 retail and industrial properties in California and Nevada.
Marinita is a full-service real estate company, which constitutes a strong foundation for long-term investments. Marinita strives to identify the best developmental opportunities through careful market analysis and feasibility studies.
Marinita prides itself on its commitment to adhere to the highest quality standards in each project; the same standards are maintained with its relationships with major tenants and investor partners. It is Marinita’s philosophy to be an investment builder, with plans on holding projects for the long-term, rather than being a merchant builder, and Marinita will only proceed with projects for which significant pre-leasing has been established. This philosophy enables Marinita to offer developmental opportunities that are conservative and consistent with our network of investors and lenders.

Scott Fawcett has worked in the field of real estate for more than fifty (50) years. In 1967, Shell Oil Company transferred Scott from San Diego to Phoenix for the purpose of identifying sites for service stations. After working for Shell for more than 17 years, Scott left in 1976 and co-founded Marinita Development Company with his now retired partner.
The name Marinita came from Scott’s first housing development built in 1978 which is located near the marina in Dana Point. As President of Marinita Development Company for over 45 years, Scott has developed nearly every type of real estate including single-family homes, townhouses, condominiums, condominium conversions, apartments, hotels, industrial parks and retail shopping centers throughout Southern California and Las Vegas, Nevada.
Many of the retail shopping centers developed and managed by Marinita are grocery anchored with Ralphs, Food4Less, Albertsons, Vons and Stater Bros as major tenants. The multi-tenant industrial parks are located in Huntington Beach and Las Vegas. Marinita Development Company has offices in Newport Beach and Las Vegas, and is licensed as a California real estate broker and general contractor in both California and Nevada.
Scott was born in Pittsburgh, PA, raised in Northern Ohio and graduated from Ohio State University in 1959 with a Bachelor of Science degree in the School of Business Administration with a major in Marketing. He served as a military policeman in Washington, DC, prior to joining Shell Oil Company in 1959. Scott and his wife, Anne, enjoy the company of their daughter, Holly, son-in-law, Dan, and their grandchildren, Spencer and Zachary, all of whom live in San Diego County.

Kate English has been with Marinita Development for over 40 years, having started in 1982. Previously she was an escrow officer with Lawndale Escrow Company. As our principal property manager, Ms. English is responsible for all aspects of managing our portfolio, writing leases, and reconciling the monthly and annual accounting for all tenants. Additionally, she is our primary manager of construction loan draws, coordinating with construction lenders and contractors. Throughout her years with Marinita Development she has served as the Office Manager and Accounting Manager, serving as the liaison with outside professionals for all accounting functions.
Ms. Simpson has worked in the field of commercial and residential real estate for over 20 years and has been with Marinita Development Co. since 2008. Ms. Simpson currently manages properties in the Inland Empire, Riverside and Orange Counties for Marinita, responsible for the day-to-day management, accounting and leasing. Her training as a paralegal enables Ms. Simpson to prepare leases, amendments and addendums to leases and review purchase agreements and service contracts.
Previous work experience included Senior Land Acquisition Assistant for Beazer Homes as liaison with outside attorneys in reviewing land purchase contracts and preparing documentation for the corporate real estate committee. Her experience at World Premier Investments/United Advanced Lumber was assistant to two in-house attorneys (contracts, escrows, formation of limited liability companies) and supporting the Construction Department (bids, contracts). Ms. Simpson is also a Notary Public.8
